Are bed linens and towels included in the vacation rental fees?

All vacation rentals include sheets for every bed and sofa bed, bath, hand and face towels, pool or beach towels, and kitchen linens.

Do you allow pets?

We do not allow any pets or any exceptions.

Do you allow smoking in the unit or on the deck?

Smoking is never allowed anywhere on any of our properties. Smoking in a unit is cause for eviction and loss of your security deposit.  You can smoke outside of the resort property.

Can we bring more than 9 people?

No. Our occupancy limits are strict. We don’t make exceptions. This keeps our properties nice and our neighbors, owners, and homeowners associations happy.  We do not allow airbeds or additional guests.  Children and babies are included in occupancy limit.

Is this vacation rentals handicap accessible?

The condo is not ADA according to local codes.  The bathroom is not an ADA bathroom. The condo is located close to the elevator, has a wide entry door and hallway.

Are the pools heated?

The indoor and outdoor pools and hot tubs are heated.  The indoor pool is open year round and the outdoor pool opens in may and closes in fall.

How far is the beach?

The resort is located right on the beach.  You do need to walk around the Discovery Bay Resort to access the sandy beach and swim area.

Is there a private BBQ?

A new Webber BBQ was added in 2012.  It has a natural gas connection so it is always ready to go.

Is there a washer and dryer in the condo?

The condo does have a full size front load washer and dryer and laundry soap is provided.

Is parking included?

We include 1 underground parking stall with each reservation. A standard SUV or pickup can fit in the spot but it is tight. Large vehicles or vehicles with roof racks may have height issues.  Additional parking is available on the street side or at Prospera Place 1 block away.  We can not offer additional parking at the resort.  Vehicles parked in stalls outside of their designated spot will be towed at the guests expense.

What TV or movie service is avaialble?

We have HD TVs in each bedroom and the living room.  Each TV has cable service and a Blue-ray DVD player with a Netflix movie account.  Enjoy free movie an TV show with Netflix while you stay with us.

Is internet access included?

We provide wireless high-speed internet access in the condo at no extra charge.

What are the check-in and check-out times?

Check-in is at 4pm and check-out is at 11am.  We do not allow late check-outs due to our busy cleaning schedule.  We will do our best to allow early check-ins when possible.  Early check-ins will be made available on the day of arrival once the cleaning has been completed.  Our Check-in service will let you know when the condo is ready.

Do you offer long term rentals?

We do offer long term rentals from September to the end of April. If you book all 8 months then the rate is $2100 per month and include all utilities, internet, cable TV. Linens and towels are not included in long term rentals greater than 3 months.

Will you make exceptions to the minimum stay?

We will consider shorter reservations than 1 week in the summer but you will not be able to book more the 2 weeks in advance. We will also ways give early booking preference to those booking a full week. In May and June a 2 night stay will be considered from Tuesday to Thursday and a cleaning fee will apply to any booking less than 3 nights.

How much do I have to pay and when?

If you book on-line we require full payment at the time of check-out.  We do allow a 50% deposit option with the balance due 60 days prior to arrival.  If you choose the deposit option the $100 on-line booking discount will not apply and you will need to contact us to arrange for payments.

What is your cancellation policy?

If you are concerned that you may need to cancel your reservation we encourage you to purchase trip insurance.  You can purchase Trip Cancellation Insurance from CSA  just select “other” in the destination.  There is a 50% cancellation fee if you cancel your reservation-no exceptions. If you cancel within 60 days of your arrival, there are no refunds. Refunds outside of this policy are at our discretion.

Can I hold a property?

We do not, as a rule, hold dates. Our rental agreements can be accepted electronically or via fax, we take online bookings, and we accept eChecks and major credit cards to make the process easy.

Is there an extra fee for cleaning?

We include the cleaning costs on all reservations that are 3 nights or greater.  The cleaning fee for shorter stays is $150.00

Are your rates negotiable?

Our prices are firm, fair and among the lowest available. We will occasionally offer last minute specials, and encourage you to follow us Facebook, or return to our web site often where we will post any vacation rental specials.

Do you offer stays less than 3 nights?

Typically we require a minimum of a 3 night stay.  If the dates you are looking for are available and your expected arrival date is less than 2 weeks away we will consider your request.  Send us an email.

Do you offer monthly rates?

Do you require a security deposit?

Yes.  $500 will be authorized on your credit card prior to arrival and returned after your departure provided there are no damages and the condo is returned in the condition in which it was received.

Do you offer multi-week discounts?

We do offer a discount of $100.00 if you book 2 weeks and $300.00 if you book 3 weeks.  Please call or email to book stays greater than 1 week to receive the discount.  We do not back date any discounts.

Can we have a guy or gals weekend in this condo?

We require the guest making the reservation to be 25 years of age or older.  We do not rent to large groups of men or women and we do not tolerate any parties, loud noise, or any disruptive behavior of any kind.  If you book this property you agree to abide by the resort rules.  Any violation of any rules will be reason for eviction and no rent will be returned.  We take this very serious and encourage all party groups to book at another location.
